Guaranteed rent questions
How is the guaranteed rent set?
It's agreed per property, based on what the property can let for, its condition and any works needed. You'll get the figure and the term in writing before you commit.
Do I pay any fees?
No. With guaranteed rent there are no management or letting fees to you.
Who looks after the property?
We do. We let it, manage the tenants and handle day-to-day running. Who is responsible for which repairs is set out clearly in the agreement.
Do I need anyone's permission?
Usually your mortgage lender's and your insurer's, and if it's a leasehold flat, check your lease allows it. We'll help you check before anything is signed.
Can you fund a refurbishment?
Yes. If the property needs work, we can pay for it and recover the cost through the guaranteed rent agreement, so you pay nothing upfront. See rental refurbishment.
