How we look after your investment

An annual asset review

Once a year we review your property as an investment: its condition, a costed five-year maintenance plan, the rent against the market, your net yield, and any options to add value.

Know how your asset is performing

We show you how your property is really doing: rental yield, net income after costs, and how your rent compares with the market. You'll know whether your asset is working for you, and we'll show you how to improve it, from a rent review to a refurbishment or conversion when the numbers stack up.

Planned, not just reactive

We budget for the boiler, the roof and the windows before they fail. Fewer emergencies, fewer empty weeks and no nasty surprises.

Future-proofed

Energy efficiency rules, licensing schemes and the Renters' Rights Act. We tell you what's coming and what it will cost before it affects you.

HMO specialists

Licensing, fire safety, room-by-room lettings, bills and shared-house management. The properties many agents won't take on are the ones we know best.

Problems handled properly

Arrears and tenancy breaches dealt with firmly, fairly and by the book, with a clear paper trail, so you're never dragged into it.

Questions

Management questions

What is the annual asset review?

Once a year we review your property as an investment. A construction professional inspects it and gives you a costed five-year plan covering things like the roof, boiler, windows and damp. We also show you the rent against the market, your net yield, and any options to add value. No surprises.

Do you add a mark-up to repairs?

No. Routine repairs are charged at cost, with an itemised quote and before-and-after photos.

What does full management cost?

12% of the rent collected each month, or 10% if you have two or more properties with us. Tenant find is charged separately when a new tenant moves in.

Who approves repairs?

We agree a spending limit with you. Routine repairs under that limit are done straight away and shown on your statement. Anything above it comes to you first with a quote, unless it's an emergency.

How often do you inspect?

We inspect regularly and send a photo report after every visit, so you can see the condition of your property without going round yourself.

Can you take over from my current agent?

Yes. We check the tenancy, deposit and certificates, bring anything out of date up to standard, and introduce ourselves to your tenants.
