Questions

Lettings questions

What does tenant find include?

Marketing with professional photos and a clear asking rent, viewings, full referencing, Right to Rent checks, a tenancy agreement written for the new periodic rules, and deposit protection with the DPS. An inventory and check-in report can be added for £150.

What's the difference between tenant find and rent collection?

With tenant find, we set the tenancy up and hand over to you. With rent collection, we also collect the rent each month, chase late payments and send you a statement. You deal with repairs yourself.

Can I take offers above the asking rent?

No. Under the Renters' Rights Act, landlords and agents have to advertise one asking rent and can't invite or accept offers above it. That's why we spend time getting the price right before a property goes live.

Do tenants pay any fees?

No. Tenants pay rent and a deposit, and nothing else beyond the few payments the law allows. See our tenants page.

What if my property isn't letting?

Book a free review. If the problem is condition or presentation, our rental refurbishment service fixes it for a fixed price, or at no upfront cost through guaranteed rent.
